This document (House Rules) serves as the rental agreement under the laws of the state of Washington, between Renter and all owners of the rented property, and its agents. In consideration of monies received and mutual promises contained herein, the owners of the subject property does hereby lease and rent to tenant the certain property described herein and under the following terms and conditions. “Nanook's Retreat” information and rental information is set forth on this lease.

PLEASE READ AND BE SURE TO ACKNOWLEDGE THE CABIN RULES BELOW.

Nanook's Retreat RULES:
Your booking is non-transferable, and no right to sublease is allowed or implied.

The guest of record must be present at check-in and check-out.

Our property is very close to the National Forest, and it's very literally wild around the area of the cabin. Cougars, bats, bears, bobcats and coyotes have been seen nearby. Supervise your children and pets very closely.

I understand that a risk of injury and/or illness from ANY exposure to or participation with wildlife on the property of Nanook's Retreat and the surrounding area is possible and I assume all responsibilities and risks with any exposure or participation with wildlife. I understand that a risk of injury and/or illness may be present when encountering or engaging with the wildlife. I assume all responsibilities, liabilities and risks involved with wildlife encounters.

No one under the age of 25 is permitted to rent the cabin and no one under the age of 18 is ever to be left alone in the cabin for any reason.

Tenant agrees to refrain from any activity which interferes with the neighbor's peace and to observe quiet hours from 10PM-7AM.

Smoking is allowed outside only with all doors and windows closed. Any evidence of smoking inside the unit will result in loss of the security deposit.

There is absolutely NO ILLEGAL DRUGS OR SUBSTANCES USED AS SUCH permitted to be used within the cabin or on the cabin grounds! If evidence of illegal drugs of any kind are found in the cabin or on the cabin property you will forfeit your $ 300.00 security deposit and will result in immediate rental termination, with no refund of any kind.

Use of fireworks is prohibited all year. NO FIREWORKS!

The forest is as fragile as it is breathtaking. Be mindful of your footprint, and please do your part to respect and preserve this special place. Don't harm the trees, dump waste, litter, or burn anything outside of the fire ring. The Washington Department of Natural Resources often restricts the burning of fires in the summer season to prevent wildfires. Burning during a ban is dangerous and illegal. The penalties for burning during a burn ban are severe, and any violators will be immediately evicted without negotiation or compensation. Burn ban notifications will be posted in the welcome book (within) the cabin. If a burn ban goes into effect during your stay, we will attempt to notify you through the messaging section of AirBNB.

If the renter opts to use the propane fire pit during a burn ban they are responsible for providing the propane. Do not remove the propane from the gas grill to use on the propane pit. Do not cook anything that will drip in to the propane pit OR throw any trash in to the propane pit Violation of this rule will mean the cost of the propane comes from the deposit.

Due to septic limitations, the maximum occupancy at this property is 7 persons, and no more than 7 people are allowed on the property at any given time. We cannot make any exceptions for larger parties. Flushing anything but #1, #2 or toilet paper down the toilet is the surest way to ruin your stay and forfeit your deposit. You'll back up the septic system, which could have really foul consequences. The minimum charge to clear a blockage is $300. Parties of 8+ will be evicted without compensation. *** Occupy means overnight sleepers and extended daytime visitors***

Cabinets, closets and or cupboards within the unit or on the property that are locked and the tenant has not been provided a key/code to; such as owner’s personal storage areas and under deck storage are exempt from this lease agreement and are off limits to the tenant. Forced entry into any of these areas is cause for immediate termination, and tenant will be charged for any and all damage and/or any missing items.

Amplified music outside is not allowed.

Owners, hospitality team members and any of their agents are not liable for failures of any equipment, systems, or appliances, as major repair problems cannot be foreseen. Tenant acknowledges that unless the owner or hospitality services is notified on day of check-in of any damage or cleaning concerns, then thereafter, all damages or concerns to the property during the occupancy will be the tenants responsibility and must be reported to either the owner or the hospitality team prior to departure.

With many of our guests having allergy sensitivities we do not permit the burning or use of any type of incense within the unit. Please feel free to use any sprays/candles provided at the cabin for your use in fragrance/odor control. Please do not use heavy or strong scented fragrances or perfume on your departure day. Thank you for being respectful of our other guests that may have sensitivities/allergies. Due to staff allergies/sensitivities - Cooking with Curry is not allowed.
